Two prime position offices have been brought to the market, one mile out of Newcastle city centre, with 100% rate relief, offering new tenants great value accommodation.

Fenham Hall Studios is located on the historic site of Fenham Hall, Fenham, which was built in 1745 by Mayor of Newcastle, John Ord and went on to become St Mary’s College in 1908 until its closure in 1985.

The modern offices, Studio D and F, both offer flexible spaces of just below 750 sq ft each and boast high speed broadband as well as a location which is close to local amenities and benefits from good transport links.

The Studios’ close proximity to the city centre means it combines the convenience of an out of town office, with easy and quick access to the heart of the city.

Meanwhile qualifying small businesses will also benefit from 100% business rates relief.

Studio D will become vacant at the end of June when long time tenant, Civil Engineering Contractor Association (CECA) North East Ltd, which has been happily based there for 17 years, move to bigger premises in Team Valley.

Director/Secretary, CECA North East, Stuart Miller says Fenham Hall Studios has offered a great home for the business.

He says: “One of the first things customers, who haven’t been here before, will comment on is what a nice spot we’ve got here and it certainly is- our team love working here.

“One of the best aspects about the location is that it’s out of town, but not. On one side you are not far from the A1 western bypass, but then you’re really close to the city centre too. We have customers all over the North East and this has served as a perfect base. And of course, there’s no problem with parking!”

Small businesses who use the premises as their sole office will pay no business rates at all – a saving worth up to £4,320 per business in 2018/19.

James Fletcher, Commercial Agency Surveyor at Naylors Chartered Surveyors, says: “The RV threshold of £12,000 for Small Business Rates Relief is a real bonus for smaller businesses in the North East.”

Peter Lambert, managing partner of Fenham Hall Studios, says: “I am really sorry to see our current tenants leave after 17 years, but having been very successful they are moving to larger premises.

“This accommodation offers a great opportunity for businesses in the North East who want to grow and with the possibility of rates relief, it can give potential tenants access to quality accommodation at great rates.”
